Asset Information Model AIM

A maintained information model used to manage, maintain and operate the physical asset throughout its lifecycle, as defined by ISO 19650.

Asset Information Requirements AIR

Information requirements concerning the operation and maintenance of an asset, dictating what data the owner needs to run the building effectively.

Building Information Modeling BIM

The use of a shared digital representation of a built asset to facilitate design, construction, and operation processes to form a reliable basis for decisions.

BIM Execution Plan BEP / BxP

A foundational project document explaining how the information management aspects of the appointment will be carried out by the delivery team.

BIM Collaboration Format BCF

An open file format by buildingSMART that allows the addition of textual comments, screenshots, and issue tracking on top of the IFC model layer to enable seamless communication between different software platforms.

Common Data Environment CDE

An agreed source of information for any given project or asset, used to collect, manage, and disseminate each information container through a managed process.

Construction Operations Building Information Exchange COBie

A non-proprietary data format for the publication of a subset of BIM focused on delivering asset data (like equipment lists and warranties) rather than geometric information.

Clash Detection

The automated process of identifying where components of the building (e.g., structural beams and HVAC ducts) interfere or physically intersect with one another in the 3D model prior to construction.

Digital Twin

A highly complex virtual representation of a physical asset, process, or system that is continually updated with real-time performance data from sensors (IoT) on the physical counterpart.

Dimensions of BIM (4D, 5D, 6D, 7D)

Extensions of the 3D geometric model to include additional project data: 4D (Time/Scheduling), 5D (Cost/Estimating), 6D (Sustainability/Energy), and 7D (Facility Management).

Exchange Information Requirements EIR

A document setting out the managerial, commercial, and technical aspects of producing project information. It details what the client expects to receive at each project milestone.

Federated Model

A combined Building Information Model that compiles several different disciplinary models (Architecture, Structure, MEP) into one unified viewing environment for coordination and clash detection, without merging the original files.

I

Industry Foundation Classes IFC

A standardized, digital description of the built environment. It is an open, international standard (ISO 16739) developed by buildingSMART to promote vendor-neutral data exchange (OpenBIM).

ISO 19650

The international standard for managing information over the whole life cycle of a built asset using building information modelling (BIM).

L

Level of Development / Detail LOD

A reference standard that enables practitioners to articulate the content and reliability of BIM elements. It ranges from LOD 100 (Conceptual) to LOD 500 (As-Built Field Verified).

Level of Information LOI

Defines the non-graphical (data) content of models at different stages of the project. While LOD focuses on geometry, LOI focuses on the parameters and properties embedded in the objects.

Organizational Information Requirements OIR

The information required by an organization to meet its strategic objectives and direct the management of its portfolio of assets.

OpenBIM

A universal approach to the collaborative design, realization, and operation of buildings based on open standards and workflows (like IFC), ensuring software independence.

Project Information Model PIM

The information model developed during the design and construction phase of a project, which is later handed over to the client to form the basis of the Asset Information Model (AIM).

Parametric Modeling

A process based on algorithmic thinking that enables the expression of parameters and rules that define and clarify the relationship between design intent and response. If one parameter changes, the model updates automatically.
